The MacDill AFB Conceptual Site Plan shows a new tree-lined Grand Boulevard to reroute traffic away from the B-1 Wherry Parcel housing. This boulevard improves access to the school, recreation fields, and new Community Center, improves security for General Officers housing, and allows more green space for water retention and privacy. This design reveals a small traffic circle and extra "pocket parks". A secondary access road directs traffic on-axis to a new centralized open-air event center and highlights the formality and stature of the two largest new General Officer Quarters at McDill which location offers an incomparable view of Tampa.
The proposed density of the McDill development is 2.6 units per acre overall. This proposed design is similar to Tampa/St.Petersburg area developments by featuring water as a primary amenity and homes that provide for a more relaxed Florida lifestyle. In the MacDill design, private walking paths and playgrounds link the homes of the neighborhood together.
